Pat Diamond-President

Pat entered the title profession in January of 1980. Since beginning her career Pat has been a commitment and policy typist and a title researcher and examiner, which has proven vital in developing her expertise as a real estate closing officer which she is today. She has earned both the Certified Land Searcher and Certified Land Closer designations from the Florida Land Title Association, as well as being a Licensed Title Agent in the State of Florida. On July 1, 1998, feeling that there was a lack of exceptional customer service in the title industry, she opened Diamond Title Agency, Inc. which continues to this day to thrive in a competitive market.

Before entering the world of title insurance, Pat worked at several finance companies such as Atlantic Loan Company and Beneficial finance Company. Her father was retired military, therefore she moved quite often with her family prior to making her home in Bay County. She is active with the Homebuilders Association of Bay County and the Bay County Association of Realtors. She has received the Affiliate of the Year Award from both organizations for her commitment to their professions. She has also received the Bay County Chamber of Commerce Service Award as well as the Small Business of the Month Award. Pat strives to make all closings professional and enjoyable.


Ashley Diamond – Administrative Assistant:

Ashley was born in Panama City, Florida and I guess you could say, born into title insurance. Growing up with a mother that worked in the industry, the profession just became second nature to her. Her first job was summer job when she was 16 yers old, working alongside her mom at Bay County Land & Abstract co. Upon graduating from Mosley High School in 1998, she enrolled at Gulf Coast State College f/k/a Gulf Coast Community College where she majored in Liberal Arts. After two years of school, she decided that perhaps she was just mean to to be in the title insurance world after all. She became a Licensed Title Agent in 2005, and continues to build her knowledge by regularly attending seminars that keep her informed of the constant changing business. She has worked in just about every position, from receptionist to Closing Agent.


Terri Merglewski -Accounting

Terri began her career with Diamond Title Agency, Inc. in 2001 and has been instrumental in the growth of the company since that time. Terri brought to Diamond Title a wealth of experience in the title industry beginning in 1980 in Spring Hill, Florida with Chelsea Title where she advanced to the position of Closing Officer shortly after joining the company. Upon moving to Panama City Beach she began work at Bay County Land & Abstract Co., Inc. prior to joining Diamond Title Agency. Terri coordinates the accounting needs for both the Panama City and the Panama City Beach offices here in Bay County, Florida.

Sue Webb – CLS/CLC Vice President

A resident of Bay County since 1969, Sue began working in the title insurance industry in 1979 with Panama Title Corporation where she learned title research and examination from some of the masters in the industry.  In 1984 upon completion of many years of study and separate examinations, she was awarded the Certified Land Closer and Certified Land Searcher designations by the Florida Land Title Association.  In 1985 she then turned her focus to real estate closings at Bay County Land & Abstract Co. where she was part of a closing team that dominated the title insurance industry in Bay County for over 17 years.

In 2002 Sue was asked to join Pat Diamond at Diamond Title Agency where they worked together through the real estate “boom” times of the early 2000’s.  Sue then spent 10 years working as a real estate paralegal with Franklin Harrison, Senior Partner at Harrison Sale McCloy as part of the team which handled landmark real estate transactions in Bay County.  In 2017 Sue returned to Diamond Title as an officer and stockholder to continue the Diamond Title tradition of service that is “a cut above” and assisting homeowners to achieve the “American Dream”.  Sue is also able to handle complex commercial real estate transactions with skill and expertise that only years of experience can achieve.

Sue is fully invested in the arts community in Bay County with her volunteer work over the years at Kaleidoscope Theatre, The Martin Theatre and Gulf Coast State College.  She is the choirmaster at St. Andrews Episcopal Church where she is able to fully express her passion for music and her faith.
